    You can download it from:

App Store – search for “Flanco Structure”
Google Play – search for “Flanco Structure”

After installing the app, log in using the account connected to your residency.

If you have not received your activation details or cannot access your account, please contact reception.

  • Please report technical issues through the Flanco Structure app.

    When submitting a request:

Open the section for maintenance/service requests.
    Create a new request.
    Select the appropriate category.
Describe the issue as accurately as possible.
    Add photos whenever possible.
    Submit the request.

Please provide enough information for our technical team to understand and locate the problem.

For example, instead of writing “something is broken”, please specify what is not working, where it is located, and what happens when you try to use it.

  • If you are expecting a guest, please register their visit in the Flanco Structure app before they arrive.

Open the guest/visitor section, add the required details of your guest and specify the planned date of the visit.

Please remember that registering a guest does not exempt residents or visitors from following the building's guest rules.

  • Selected common areas can be booked directly through the Flanco Structure app.

    To make a reservation:

    Open the booking/reservations section.
Select the common area you would like to use.
Choose an available date and time.
    Confirm your reservation.

Please make sure to check the booking rules displayed in the app before confirming your reservation.

If you are unable to see a particular common area or cannot make a booking, please contact reception.

  • First, make sure you are using the email address connected to your residency.

If you have forgotten your password, use the password recovery option available in the app.

If you still cannot access your account, please contact reception so we can verify your account details.

FAULTS AND MAINTENANCE

  • If you notice that an appliance, installation, door, drain, or any other part of the room equipment is not working correctly, please do not attempt to repair or modify it yourself.

Report the issue through Flanco Structure appliction to reception or building management and provide as much detail as possible.

This will allow us to respond appropriately and help prevent further damage.

  • A small issue reported early can often be fixed quickly and easily.

Continuing to use a damaged or malfunctioning item may lead to a more serious fault and additional damage.

Thank you for taking care of your room and for following the above guidelines.

BATHROOM

  • The shower door consists of two sections and should be opened inwards only.

Opening the door outwards may damage the lower seal and the spring mechanism inside the hinge.

  • The shower drain is fitted with a hair catcher, which should be cleaned regularly — preferably after each shower.

Do not remove the hair catcher permanently, as this may allow hair and other debris to enter the drainage system and cause a blockage.

  • No. Do not unscrew the white ring/cap located around the drain.

Unscrewing it may disconnect the siphon underneath the shower tray. If this happens, water may leak underneath the shower instead of flowing correctly into the drainage system.

    This may result in:
    excessive moisture,
    mould growth,
    damage to bathroom elements,
    costly repair works.

  • No. Hair can quickly accumulate inside the pipes and cause blockages.

Hair and other solid debris should always be disposed of in the bin.

KITCHEN

  • The cooking hob is made from a delicate material and should be protected from impacts and sudden temperature changes.

    Please avoid:
hitting the surface with pots, pans, or other objects,
exposing the hob to sudden changes in temperature,
placing items on the surface in a way that may cause thermal shock.

Thermal shock or impact may cause the hob to crack or become permanently damaged.

  • The drain is not a rubbish bin.

The strainer in the sink is designed to catch food remains and other solid waste and should be emptied regularly.

Please do not put the following down the drain:
    food leftovers,
    coffee grounds,
    other solid waste.

These should always be disposed of in the bin. Regularly washing them down the sink may eventually cause the pipes to become blocked.

  • During normal use, ice may gradually build up inside the freezer.

If too much ice accumulates, the appliance may become louder, operate less efficiently, and in extreme cases the compressor may become damaged.

  • The fridge/freezer should be defrosted periodically before the ice layer becomes excessive.

Please do not wait until the ice starts interfering with normal use of the appliance.

ELECTRICITY AND LIGHTING

  • Only appliances with safe and undamaged plugs should be connected to the electrical sockets.

Do not use plugs that are:
    damaged,
    modified,
    temporarily or makeshift repaired.

Using unsafe plugs may cause a short circuit, damage the electrical installation, or in extreme cases create a fire hazard.

  • If a circuit breaker trips, you may try switching it back on once.

If it trips again, leave it switched off and report the issue to reception or building management.

  • No. Never force, hold, or block a circuit breaker in the ON position.

A tripped breaker may indicate a problem with the electrical installation or with a connected appliance.

Repeatedly forcing it back on may create a risk of short circuit or fire.

  • All light fittings are equipped with LED light sources. During operation, lighting components may become warm.

We therefore recommend switching the lights off when they are not needed and avoiding leaving them on continuously 24/7.

    Unnecessarily long use:
shortens the lifespan of the lighting,
causes additional heating of the fittings,
    increases energy consumption.

ENTRANCE DOOR AND FIRE SAFETY

  • The entrance door to your room is a fire-rated door and is fitted with a special drop-down acoustic and fire-resistant seal.

This seal helps reduce the spread of smoke and noise.

Do not block the door by placing objects underneath it, as this may damage or tear out the seal located at the bottom of the door.

  • No. Please do not:
    unscrew the door closer,
    disconnect any of its components,
    change its settings,
interfere with its operation in any other way.

If the door closes too quickly, too slowly, or the door closer does not work properly, please report the issue to reception or building management. It will be adjusted accordingly.

VENTILATION AND WINDOW AIR VENTS

  • The air vents help ensure proper air circulation and ventilation in the room.

Correct ventilation helps prevent excessive humidity and reduces the risk of mould.

  • Please do not:
    remove the air vents,
    cover or seal them,
    completely block the airflow,
    modify them yourself.

Any changes should first be discussed with building management.
