Studios come furnished, stay lengths are flexible, and the community is international. The building was made for students and young professionals alike.

  • Shed Coliving Riga offers fully furnished private studios (16–20 m²) where the building amenities, coworking space, gym, common kitchen, rooftop terrace, parcel & storage and parking, come with your stay. Laundry is pay-per-use through the app. Studios range from a 16 m² economy single up to a 20 m² twin or comfort studio.

  • Shed Coliving Riga can be found at Jelgavas str. 8/12, in a quiet green area by the river, about ten minutes by tram from the centre and with Rīga Stradiņš University close by. Its studios are furnished, with a gym, a coworking space and a shared kitchen in the building. As availability and plan details change over time, the website is the surest way to confirm them before moving.

  • Yes. The room is chosen, signed for and paid online, and on arrival you check in at reception. This removes the biggest risk for incoming internationals in Riga - deposit scams in social media listings, which peak every August before the semester.

  • One payment covers the furnished room, heating, electricity, water, internet and the shared facilities - kitchens, laundry, gym and study areas. Winter heating in Riga is a serious cost in old buildings, so an all-inclusive price makes the budget predictable.

  • Yes, contracts run per semester or per academic year, which fits Erasmus and exchange stays at RSU, RTU or the University of Latvia. Review the cancellation terms in the contract before signing - that applies to any student housing in Riga.

  • By June or July. Riga's affordable options - university dorm places, cheap rooms and entry-level coliving units - are effectively gone by mid-August. Booking early online also means you avoid the rushed, scam-prone last weeks before September.

  • Yes - the building is in a modern, well-lit part of the city with good public transport links, and the house itself has staffed reception and access control. As anywhere in Riga, normal city precautions apply, but students regularly walk and commute in the area at all hours.

  • Yes, February move-ins are normal: semester contracts start in winter too and rooms are booked online in advance. That matters because in January Riga's rental market has little on offer, and viewing flats in the dark and cold makes private hunting harder.

Booking

  • If you want to make a reservation online, after choosing a room and staying term in our website, you are redirected to your bank (or card option) to make a payment of a deposit.  A deposit amount is usually 900 Eur, which is not a rent fee - this is guarantee that room is reserved for you, that you will arrive, stay and pay monthly rent all your reserved period. If you decide to cancel the Room reservation after paying the deposit, or if within 10 (ten) working days from the start of the provision of Accommodation Services (which is set during reserving a room online), do not arrive to the Object for accommodation (unless you have expressly agreed with SHED administration in writing), it will be considered that you terminated the Agreement before the term without fault of the Accommodation Service Provider, and the paid deposit will not be refunded. Worth to inform, that late arrival does not impact the monthly invoice, which will be issued for full month, despite late check-in.

  • A full deposit (if there are no unpaid bills or damages to the interior of your room or common spaces, if you did not terminate your agreement, paid all your reserved period rent fees) will be transferred to your bank account within 10 working days after the end of your Agreement.

Payments

  • Let’s dissect the bill together.

Monthly payment includes: water, heating, electricity, waste disposal, Wi-Fi, access to the gym, cleaning of the common spaces, handyman services for SHED‘s equipment failures or other daily issues.

Services that you have to pay for additionally: self-service laundry, room cleaning by request, room changing by request, snacks and drinks in vending machines, printing, parking, document of residence declaration etc.

  • You will receive an invoice in the beginning of each month for current month. Monthly payments can be made via Flanco structure app or a bank transfer by following the link you receive. Monthly payments have to be made in 5 days.

  • If the system does not receive your payment on time, your entrance both physical magnetic and mobile keys will be automatically blocked. If you have any troubles or personal issues and cannot pay the accommodation fee in time, please inform the SHED administration in advance.

  • We need to deep-clean, sanitize and prepare your room for a new resident, so yes, we charge a cleaning service fee per person which will be set in your agreement.

Agreement

  • During the school year (September-June), the minimum lease period is five months. However, if we have a high demand the term can be set longer (i.e. 10 months). The agreement can be extended at any time, depending on the vacancies. A shorter lease is available only during the summer or if we have availability during school year.

  • Yes, you can terminate your contract earlier, but the deposit is not refundable if the contract is terminated before the lease period is over. If you want to check out earlier and pay all the monthly accommodation fees based on your lease term, the deposit is refundable.

Check-in

  • As rooms are generally reserved out until the next tenant moves in, sometimes it’s difficult to organize a visit for the future tenant. Please ask for more photos of the specific room type by e-mail instead or check Virtual tour of spaces in our website.

  • You can check-in earlier than your agreement states only if you receive an availability confirmation from the SHED administration. Please make sure to contact us before arrival. Note, that extra fee will be applied for early check in.

  • If you need to arrive outside the reception work hours, please let us know the exact day and approximate time of your arrival at least three working days in advance. We will explain the self-check-in procedure step by step to make your check-in as simple as possible.

  • Monday - Friday: 9 AM – 6 PM
Saturday administration works partly, so when ever you see a STAFF member at the reception, do not hesitate and enquire.
Sunday administration is closed, but we have onsite house manager to answer all the emergency questions and you can find his/her contact details at the Reception wall.

Rooms

  • Each room, despite its size, is fully equipped & furnished!

All rooms have: a private bathroom (with a WC, a shower & a sink), a private kitchenette (with a fridge-freezer, an induction stove, microwave), a set of furniture (a bed with a 90x200 cm or 120x200 cm mattress, a wardrobe, a studying desk, a chair, etc.).

    P. S. Bedroom & bathroom textiles (pillows, blankets, bed linen and towels) are available for purchase or rent in the SHED app while booking the room or at reception anytime later.

For more details on a specific room and how it’s equipped, please read the room description.

  • As long as you can return it to its original state on check-out (meaning no drilling, no paint on the walls or attaching non-removable stickers), you can always add extra furniture or other decorations to your interior.

  • Our handyman is always on hand if something in your room breaks or doesn’t work. Just send us an e-mail or use your Flanco structure app and describe the problem. We will try to fix it ASAP.

  • Please contact reception. If we have any other possible room to offer, we will do our best to find the right room for you.

Living

  • Our reception team is always on hand to accept your parcels and sign for items so you never miss a delivery. Please check for your parcels and letters on the post shelf near reception. Make sure you enter the correct name, surname, personal phone number and address when placing an order.

  • We love animals, but unfortunately, pets are not allowed to live in the SHED with you.

  • Guests  (no more than 2 at a time) may visit you at SHED only after informing our administration in advance. Important note for Double studio residents: visitors may enter your room only with your roommate's permission, so be sure to agree on this beforehand.

All guests must show their IDs and be registered in Guest book.

Guests are allowed to stay at the premises until midnight.

NO parties and big gatherings are allowed.

  • Yes, you can have a guest stay over with the administration’s permission given in advance (for the double studio residents - agree with your roommate on this). The guest must show his/her ID and be registered in Guest book.

  • Our gym is a fully equipped one, so you will find treadmills, free weights, weight training equipment, cardiovascular equipment, yoga mats, exercise balls, battle ropes, a punching bag, a pull-up bar, etc.

  • We don’t allow smoking inside the SHED, but you’re free to smoke outside the premises or in a designated smoking area.

  • SHED has a private parking place with a limited number of spots and it’s available for an additional fee. If you are interested, please contact reception for more information.

  • Safety and comfort of our tenants is without a doubt the #1 priority for us. Thus, the building is surveilled 24/7 and we have an on-site staff & security team that will make you feel protected at all hours of the day. All the entrances and most of the common areas are monitored by CCTV cameras 24/7, each common space and private room can only be entered with personal magnetic keycard or special app.

  • Despite the 24/7 CCTV cameras, there is a security company which is reacting to dangerous situations, such as fire alarms, physical conflicts, etc.

We also have a house manager who can help residents (when the reception is closed) with emergency questions, such as locking themselves out. You can find his/her contact details at the reception.
